Lease Agreement Policy During COVID-19


Dear Campus Advantage Residents and Guarantors:

We want to directly address the concerns we know a number of you have about your lease agreements. We are empathetic with the challenges the COVID-19 pandemic is creating nationally and globally with the impact on student lifestyles, including campus closures; online course attendance; required transitions back to cities, states, or even nations of origin; and concerns over employment.

While we realize that you and your family may be facing uncertainty with employment or source of income, which can result in challenges making rent payments, we unfortunately are not able to release residents from lease obligations at this time. We understand your frustration regarding the situation and the challenges this creates. Please know that we are actively researching local and national financial support resources that we can refer residents to even as we get updates on legislation and other relief resources. If you are unable to make your payment at this time, we encourage you to reach out to your General Manager to request and discuss a possible payment plan and waived late fees. We also encourage any residents facing hardship to explore emergency rental assistance programs that may be available in your area.

In addition, we are experiencing a very high volume of communication and questions related to health, safety and requests for release. While we are prioritizing our resources to address health and safety calls at this time, we will work as quickly as possible to respond to all other calls.

At this time, our offices remain staffed but are closed during normal business hours as we have shifted to a no-contact environment. We will maintain operations to receive phone calls, respond to emails, deliver virtual tours, and receive package deliveries. Please be mindful of the fact that many of our staff members are students, and all are being affected in similar ways by this pandemic. Your kindness and consideration toward these individuals is appreciated.

Finally, we continue to closely monitor the situation and will provide updated information that is most critical and relevant to student life in our communities at We will also continue to explore how we can best adapt to meet the needs of our residents, and actively look at resources, legislation and aid packages aimed to relieve tenant burdens, and we will maximize these opportunities to the best of our abilities to serve you during this time.
